We define the scope with you, gather pricing, and build a realistic budget with contingency before any commitments are made.
Pre-construction planning
We prepare bid packages, compare contractor proposals on equal terms, review contracts, and plan scheduling and access so tenants are disrupted as little as possible.
Construction & contract supervision
We visit the site, hold contractors to the scope and schedule in their contracts, and review every change order before it reaches you for approval.
Budget management
We track every invoice and change order against the budget and give you regular updates on costs committed, costs paid, and what remains.
Project close-out
We manage the punch list, collect lien waivers, warranties, and as-built documents, and confirm final payments match the work delivered.
